You've watched the late-night infomercials and think you're ready to do the bank "a favor"? In addition, you expect to make "a killing" in the process. Sounds great! It might just happen. But take a look at some facts and get prepared first.

REO vs. Foreclosure

An REO (Real Estate Owned) is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. You know, the most of foreclosure auctions do not result in bids. IN the final count, if there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank. Therefore the property ends up at a foreclosure or trustee sale. The minimum bid that starts foreclosure sales includes the loan balance, any accrued interest including attorney's fees and any costs association with the foreclosure process. If you want to bid at a foreclosure auction, you must have a cashier's check for the full amount of your bid. If your bid is successful, you receive the property in "as is" condition. This may include someone still living in the property. There may also be other liens against the property. Seldom foreclosure auctions result in a successful sale as what is owed to the bank is almost always more than property value. In this case the property "reverts" to the bank. It becomes an REO, or "real estate owned" property.
